Keep one home folder

Save your agreement, inventory, payment records and the contact details for routine and urgent repairs. Photograph the condition at move-in and raise disagreements promptly in writing.

Report a repair clearly

Describe the problem, when it started and how it affects the home. Include photos if safe, and ask how access will be arranged. Keep a dated record of messages and responses. For immediate danger, use emergency services rather than a website form.

Check your deposit record

For a covered tenancy, the deposit must be protected within 30 days of receipt. At the end, the agreed amount should be returned within 10 days of agreement. The protection scheme can explain its dispute process.

Before you leave

Check the notice process that applies to your tenancy before committing to a moving date. Agree checkout, take final readings and keep the handover record. Seek advice promptly if you receive a formal notice.

Your practical checklist

  • Save the signed agreement and deposit protection details.
  • Check the inventory and retain dated move-in photos.
  • Keep the repair contact and emergency route accessible.
  • Report issues in writing and save the reply.
  • Check notice requirements before arranging a move.
  • Agree checkout and retain final readings and photos.
