Before you advertise

Start with the property, the proposed occupants and the service you need. Confirm the licensing position with the local council, then organise the safety records, insurance and permissions relevant to your property.

Agree the responsibilities

Put tenant-find or management duties, fees, maintenance approvals and reporting arrangements in writing. Know who handles enquiries, checks, documents, deposits and emergency calls.

Use current tenancy documents

Most private assured tenancies in England now follow the assured periodic framework. Do not reuse an old fixed-term template without checking it. Read our contract guide and rental-law update.

Your practical checklist

  • Record the property address, ownership contact and proposed occupancy.
  • Check mortgage, lease and insurance conditions relevant to letting.
  • Confirm licensing with the council for the exact address.
  • Organise gas, electrical and other applicable safety records.
  • Agree written service scope, fees and repair authorisation limits.
  • Arrange consistent right to rent checks where required.
  • Confirm the deposit process, inventory and handover contact.
